Goodman is an integrated property group that owns, develops and manages indust
rial property and business space globally. We invest in business parks, office
parks, industrial estates and warehouse and distribution centres. We also off
er a range of property funds, giving investors access to our specialist servic
es and property assets.

Our China presence was established in 2005 through the provision of a built-to
-suit development for Exel (acquired by DHL). The development is now one of Go
odman's showpiece distribution centres in China. Total assets under management
in China are valued at US$1.5 billion which includes 1.6 million sqm and 22 s
tabilised properties. We have a current landbank of 2.5 million sqm of which w
e will target to develop 800,000 sqm per annum.

Goodman will continue to grow the business by developing and expanding its lan
d bank, with a focus on expanding further into inland cities and Southern Chin
a.

Today, we have six offices in Greater China with more than 370 employees in a
range of activities and professions including legal, risk management, fund man
agement, property management, building services, leasing, property development
, marketing, human resources, finance and information technology.

Position Overview
It will be a 6 to12 month’s job placement program (Part time) and 1 to 2 cand
idates will be tentatively selected from the selected Shanghai famous universi
ties/faculties. The selected candidates will be rotated between Investment and
Property Services teams to gain financial modeling and analysis job exposure
during the internship program.

Key Responsibilities
Investment Analyst Team
        Assist in the appraisal of potential investment opportunity through r
igorous financial analysis and modeling under the guidance of seniors
        Assist in the preparation of project investment memorandum  
        Conduct research on industrial property market, customers and competi
tors and provide analysis as required
        Help on the routine update and maintenance of the market intelligence
database
        Assist in the preparation of internal reporting for senior management
        Other duties as required by the Analyst team

Property Services Team
        Assist in variance reporting on budgets
        Prepare internal approvals for leasing and capital expenditure in lin
e with delegated authorities
        Assist Leasing team on renewals and lease restructures including anal
ysis of lease transactions, budget, reforecast and market rentals
        Ensure a regular cross flow of all leasing activity data and regular
update of leasing transaction database
        Co-ordinate inspections with external leasing agents and attend regul
ar meeting with agents
        Liaise with marketing to ensure updated marketing plans and materials
        Register all enquires on the central database and relevant master lis
ts
        Work with the Portfolio Analyst on financial analysis of operational
expenses and capital expenditure
        Support to Property Managers and the team on general property managem
ent issues in the portfolio, repositioning projects and ad hoc analysis projec
ts and assist in consolidating data for reporting and reforecasting
        Management of tenant invoices and collection of monthly rental paymen
ts
        Assist in quarterly re-forecast and monthly variance monitoring of th
e Net Property Income (Income and Expenses)
        Assist with the process for vacating tenants and tenancies including
work tenders,     reinstatements. Upgrade works and regular review of works in
progress
        Assist in reporting on Occupational Health & Safety and building main
tenance matters
        Assist in optimizing and implementing Standard Operational Procedure
documentations of Property Services

Qualifications:
3rd year students with relevant disciplines in finance, economics, real estate
, property management or others related;
High proficiency in both written and spoken English;
Strong computer skills such as Excel, PowerPoint and Word, basic financial mod
eling skills or experience would be a plus;
Smart and down to earth;
Initiative and problem solving;
Interpersonal and respect for others
Personal effectiveness.
